cambridge corner redevelopment
the redevelopment of an outdated, underused retail and surface parking lot into a mixed-use community on the charles river. the plan adds over 700 residential units, 70,000 square feet of retail space, and over 200 parking spaces. driven by the need for greater access to affordable housing and open space while improving environmental resilience and user safety, the project proposes an affordable and market-rate housing and retail mix for the dynamic residents of cambridge, massachusetts. by analyzing and rerouting circulation patterns within and surrounding the site, a spoke-like parti was implemented to inform design decisions, regularizing site plots to connect residents on the east side of the site with magazine beach, providing greater views and physical access to the neighboring recreational waterfront. adding sidewalk depth and traffic interventions on adjacent memorial drive enhances pedestrian safety and restores use to the historically-celebrated community hub that is magazine beach.
